The nine-module course conducted by ENSAfrica legal firm’s pro bono unit, was conducted at a time when thousands of residents are waiting for title deeds to land and property following a lodgment of claims almost 20 years ago.

The participants, who included members of the Alexandra Land and Property Owners Association, one of the drivers of the land rights claims, thanked the firm for exposing them to what they said was critical information on land and property issues. They said the information and knowledge gained will assist them in securing their properties when eventually they do get their title deeds, and to preserve their properties for their descendants.

Facilitating the certification, Theuns Steyn of the firm said housing and property were indispensable wealth creators through their real and appreciative value.

“They enable one to access credit, raise income through lease and rental, and also for inheritance and security for one’s family,” he said.

The course modules comprised:

Ownership and occupation requirements, which exposed them to issues like rentals which can derive wealth.

Proof of right of ownership, which informed them on title deeds and lease agreements that have to be secured safely.

Financial issues taught them about the importance of payment for services as part of the maintenance of a property.

Joint ownership exposed them to the importance of written agreements to guard against other legal challenges between the owners.

Property sharing arrangement informed them of the need for legal arrangements in instances where other persons are given partial rights of occupancy.

Matrimonial disputes exposed them to potential issues which couples who may be divorcing or separating from a marriage may face.

Death and succession taught them about the importance of having a will to protect the sharing of assets by beneficiaries of the deceased estate.

Commercialisation taught participants about a range of options for creating wealth through property ownership.

Loss of property advised participants to guard against incurring debts which can lead to their recovery through the sale of one’s property.
